Why Are Land Surveys So Expensiv
There are two main factors that land surveyors take into consideration when calculating the cost to perform a survey:
Time: The land surveyor will estimate how long they think it will take to finish a project. Commonly taken into consideration factors include:
- Size of the property under survey—a larger property will require more time. The amount of foliage/tree coverage on the land will affect how long it takes because personnel may need to "cut through the woods" to reach the back of the property if there is heavy coverage.
- Age of the area: Areas under construction that are less than 60 years old are usually simpler to assess.
- Corners vs. lines: It will be less expensive to mark only the corners of a client's property than to mark points along the property line; On vast plots, though, you often can't see from corner to corner, so those points along the lines take on worth.
- Distance between the property being surveyed to the company's location and travel time could both be important considerations.

Expenses: These are the direct costs of the project, such as:
- Charges for research and records made by title companies, the Recorder of Deeds, etc.
- Expenses for equipment, if specialized equipment is required.
